St. Augustine Beach & Tennis Club Restoration Project 2024-2025

St. Augustine Beach & Tennis Club will undergo a Restoration Project beginning in August 2024, projected completion in June 2025. This project is part of a routine maintenance cycle for concrete repairs, rebar/spalling repairs, painting, walkway coatings, and waterproofing. Below you will find frequently asked questions and answers regarding the project and the impact on rentals. If you have questions not answered below, please contact the rental manager Patty Amantea; your patience is appreciated as there is a high level of project related correspondence. Please keep in mind that Coastal Realty does not manage this condominium association, and therefore has limited access to certain information, will receive limited updates, and has no control over the process.

Why am I unable to make a reservation online?

  • Coastal Realty will only be making reservations over the phone for the duration of the construction project.  Ask for Patty Amantea, Ellen Morgan, or Stephanie Wyland at 1-800-587-2287.
  • If you prefer not to stay at St. Augustine Beach & Tennis Club during the construction project, please feel free to call us at 1-800-587-2287 and select the RENTALS prompt or visit www.coastalrealtyfl.com to view our hundreds of other local vacation rentals.

What does this Restoration Project include?

  • Concrete and spalling/rebar repair on walkways and balconies
  • Building painting
  • Walkway and balcony floor coatings

Do you have a schedule for the project?

What does the contractor’s daily schedule look like?  Will any work be done on the weekends?

  • The contractors’ general schedule will be Monday-Friday 7:30am-4:30pm, with noisy work beginning at 8:00am. If they are delayed by weather or other factors, they may schedule a makeup day on Saturdays, but will avoid that as much as possible.  We will do our best to notify renters if we are notified they plan to work on the weekend.

Can I move, change, or cancel my reservation?

  • Coastal Realty was unfortunately made aware of this project after many reservations had already been made. If you reserved prior to being notified of the project, and there is a strong likelihood of a significant negative impact on your stay, you will be given the option to move your reservation to a different location, date, or full refund with cancellation. If you are a snowbird renter, you will be given the option to move your reservation to the following year in order to keep your spot.

What happens if I change my mind after making a reservation?  Or after I check in?

  • If you make a reservation with prior knowledge of the 2024 – 2025 construction project, the standard rental and cancellation policies will apply to your reservation – click here to view our Vacation Rental Agreement.
  • Once a down payment has been received for your reservation you are committing to renting that specific unit for those specific dates with the understanding that your stay may be impacted by the construction project.
  • If your unit is inaccessible or uninhabitable Coastal Realty will provide you with alternative options or issue a full refund.
    • Subject to availability; please note that we are unable to cover any difference in rates as this situation is out of our control.

Will I get a discount?

  • If your stay is negatively impacted by the project, discounts will be offered proportionately to the level of impact and duration of that disturbance.
  • Discounts will not exceed a set amount and will be addressed on a case-by-case basis.

How much disruption can be expected?

  • The nature of the project consists largely of concrete and spalling/rebar repairs that include jackhammering, which will create dust, debris, and variable levels of noise.
  • Painting should cause minimal disruption but may result in overspray or limited access for a short period of time.
  • The walkway repairs will most likely generate disturbance property wide.
  • During the east side balconies/walls phase of the project, the noise level will be affected by the proximity of the work being done.

Will the pool be closed?

Will we have access to other community amenities?

  • We don’t anticipate the project impacting the use of any other amenities.

Will beach access be affected?

  • We expect the boardwalk to be open the duration of the project.

Will elevator access be affected?

  • Contractors may be using the elevators, but they are expected to remain open.

Will I be able to use the balcony?  Will I still have a view?

  • If you are renting a unit during a balcony closure you will not have access to the balcony.
  • The contractor estimates 3 – 8 weeks duration for construction on each balcony stack.  Windows and sliding glass doors may be covered and secured from the outside.

Will parking be affected?  Will my vehicle be safe?

  • We hope for minimal impact on parking.
  • Areas that the contractor will need to access or where no parking is recommended will be taped off.
  • Vehicles may need to be moved to different areas during different phases of the project.  Failure to move the vehicle may result in towing at the owner’s expense.  Coastal Realty is not responsible for moving vehicles
  • We do not anticipate damages to vehicles. However, Coastal Realty does not accept responsibility for any dust, debris, or damages to your vehicle caused by the construction project or the contractors.

What will the contractor setup look like?

  • Contractors will have a staging area that should be avoided by guests.  A dumpster for exclusive use by the contractor will be placed on the premises.
